Publisher

RedSwiss Real Estate (realestate.redswiss.ch) is run by Anthony Thomas, a private individual resident in Switzerland. Contact: info@anthony-thomas.ch.

Purpose

RedSwiss Real Estate is a real-estate tourism platform: discover a country and its regions, browse properties and new developments, access off-market properties, get a valuation, simulate financing and get in touch with real-estate advisors and partners. These terms apply to any use of the site.

Role of the platform

Properties are offered by independent real-estate advisors from the iad network. RedSwiss Real Estate is not an estate agency and is not a party to any mandate, offer or sale: these are made directly with the advisor, the iad network, the seller or the developer, on their own terms.

Listings

Listings are published by the advisors or taken from their iad pages. They are for information only and may change at any time (price, availability, areas, photos). Only the advisor can confirm a property's details.

Off-market properties are reserved for registered members and shown anonymously. You agree not to share the information you are given about them.

Valuations, simulator and guides

The online valuation, the financing simulator and the guides (discovering a country, settling in, mortgage document checklist) give general, indicative information. They are not a formal appraisal, a credit offer or legal, tax or financial advice. RedSwiss Real Estate is not a lender.

Partners

The partners listed (removals, renovation, architects, lawyers, mortgage brokers…) are independent professionals. They set their own terms and are responsible for their services.

Account

You provide accurate information, keep your credentials confidential and are responsible for what is done from your account. We recommend turning on two-factor authentication. The documents you upload must be yours or belong to people taking part in your project, with their consent.

Advisors

Advisor accounts are approved by the administrator. Advisors are responsible for their listings: accuracy, sales mandate, rights to photos and videos, mandatory legal information (for example the energy certificate). They handle the requests they receive in line with data protection law.

Intellectual property

The site, its texts, guides and design belong to the publisher. Property photos and descriptions remain the property of their authors. Any reproduction without permission is prohibited.

Availability

We do our best to keep the site available and reliable, but we do not guarantee uninterrupted availability, in particular during maintenance or outages.

Liability

To the extent permitted by law, our liability for slight negligence is excluded. It is never excluded for intent or gross negligence (art. 100 of the Swiss Code of Obligations). We are not responsible for the content of listings, for the services of advisors and partners, or for decisions made on the basis of valuations or simulations.

Ending use

You can stop using the site at any time and delete your account from "My account". We may suspend or close an account that breaches these terms.

Changes

We may change these terms. If anything important changes, we will tell you in advance by email or on the site. If you keep using the site after the changes take effect, you accept them.

Governing law and jurisdiction

These terms are governed by Swiss law. The place of jurisdiction is the publisher's domicile, subject to mandatory jurisdictions provided by law, in particular for consumers, who keep the protection of the mandatory rules of their country of residence.
